Vacation Rental Agreement

This Vacation Rental Agreement is made by Amy’s Casa (Homeowner) and (Guest) as of the date last set forth on the reservation booking date. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1. Property

The vacation rental property is located at:

The Library House: Calle 53 527 (66 & 68) Mérida Centro Yucatan 97000

The Blue Cactus House: Calle 66 417 (47a & 49) Mérida Centro Yucatan 97000

Personal property: Linens, towels & pool towels, major appliances, washing machine, fully stocked kitchen, TV, hammocks, furniture including some antique furnishing, art & decorative items, smoke and CO detectors.

2. Maximum occupancy

The Library House: 2 persons

The Blue Cactus House: 4 persons

Any additional guests to be decided between host and guest prior to additional guests arrival. Host reserves the right to decline additional guests above the maximum occupancy limit. An additional charge or per person per night for guests over the maximum limit will be $50.

3. Term of the lease

The vacation rental lease begins at 3:00pm on the “Check-in Date” and ends at on 11:00am on the “Check-out Date”. Failure to adhere to the check-out time may result in an additional late fee of $50 unless discussed in advance of the stay.

4. Minimum stay

This property requires a 4 night minimum stay. Longer minimum stays may be required during holiday periods.

5. Rental rules

Guest agrees to abide by the Rental Rules (attached to this agreement as

“House Rules”) at all times while at the property, and shall cause allmembers of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while residing at the property.

6. Access

Guest shall allow Homeowner access to the property for purposes of repair, inspection or emergency. Homeowner shall exercise this right of access in a reasonable manner by giving at least 2 hours notice (unless in case of emergency).

7. Security deposit (only applies to stays of 14 days or more):

A deposit of $200 is due 7 days before check-in. The deposit is for security purposes and will be refunded within 5 days provided no deductions are made due to:

i. damage caused to the property or furnishings;

ii. dirt or other mess requiring excessive cleaning; or

iii. any other costs incurred by Homeowner due to guest’s stay within 5

days of the check-out date. Costs are defined as above and beyond

normal cleaning and maintenance (ie, a broken window, lost pool towels..)

8. Rental Rate and Fees

High season is defined as: October – March

Low season is defined as: April – September

The Library House

High season: $125/night

Low season: $99/night

Cleaning fee: The Library House: $75

7 nights discount 10%

28 nights discount 20%

For guests staying longer than 2 weeks there may be an additional a cleaning service and fee and may apply every other week. Payment and scheduling to be coordinated between property manager, or host, and guest.

The Blue Cactus House

High season: $219/night

Low season: $169/night

Cleaning fee: $95

7 nights discount 10%

28 nights discount 20%. For guests staying longer than 2 weeks a cleaning service and fee of $150 may apply every other week. Payment and scheduling to be coordinated between property manager or host and guest.

9. Cancellation policy

If Guest wishes to cancel the reservation, the deposit will be refunded as follows:

100% if canceled 30 days prior to the check-in Date.

50% if canceled 7-29 days prior to the check-in date.

If the guest cancels day 6-0 prior to the check-in-date then no refund will be issued. If applicable the security deposit will be returned within 5 days.

The Homeowner may also be entitled to cancel the Guest stay if house rules are broken during rental period.

9. Insurance

We encourage all renters to purchase traveler insurance in case of unforeseen circumstances, accidents or other issues that may prohibit Guest from traveling or fulfilling rental terms.

10. Payment

Acceptable payment methods are: credit card via stripe or bank transfer. All payments, unless otherwise specified, will be processed on my vacation rental website at the URL: https://AmysCasa.com
